Tiny Homes NSW
New South Wales is home to some of Australia's most beautiful landscapes and some of its most challenging housing markets. From Byron Bay to Bathurst, the Hunter Valley to the Snowy Mountains — tiny homes on wheels are becoming an increasingly popular solution for NSW residents seeking an affordable, beautiful, and intentional way to live.
Ruru Tiny Homes is a Queensland-based builder delivering premium tiny homes and secondary dwellings across New South Wales. We build using Australian-sourced materials, by tradespeople paid above living wage, and deliver to your land anywhere in NSW. Delivery is quoted based on your location.
In NSW, tiny homes on wheels are treated as trailers and must be registered with Roads and Maritime Services. For short-term placement, a tiny home can generally be on a property for up to 60 days per year without a Development Application. For permanent or long-term living — particularly where the tiny home is the sole dwelling on a property — council approval is typically required. Rules vary significantly between NSW's many local councils, and some are considerably more supportive than others.
Lake Macquarie City Council launched a tiny homes trial in 2025 with streamlined planning frameworks and financial incentives. Other councils are watching with interest as the regulatory environment in NSW continues to evolve.
Daniel Huelsmeyer, our in-house expert with a Master of Laws and deep expertise in planning frameworks, can help you understand the specific pathway for your property and your council before you make any commitments.
